Lake Tahoe Ski Season 2026: Opening Dates, Homewood's New Gondola & How West Shore Homeowners Should Prepare
Lake Tahoe Ski Season 2026–27: Resort Opening Dates, the Homewood Gondola, Winter Parking Rules and a Homeowner Prep Checklist for Tahoe City, Homewood and the West Shore
By Crystal Bauer, Certified Luxury Realtor® | eXp Realty
The Lake Tahoe ski season 2026 countdown is officially on. The first snow of the season dusted the Sierra crest on Monday, October 12, and the snow guns are already humming.
For anyone who owns, or dreams of owning, a home near the slopes, the Lake Tahoe ski season 2026 kickoff is more than a date on the calendar. It's your cue to get the house, the driveway and your rental plans ready for winter.
Today I'm focusing on the West Shore, where Tahoe City and Homewood are about to see one of the biggest ski-area upgrades in years. Let's walk through what's opening when, what's changing at Homewood, and the simple steps that protect your property this winter.
Then, regarding the snowy house photo number 2, let's add in some context there, by the way. Then, regarding the snowy house photo number 2, let's add in some context there, by the way. Resorts around the lake have posted their target opening days for 2026–27. Every one of them comes with the same fine print: weather and conditions permitting.
Announced Opening Targets
- Heavenly Mountain Resort: Friday, November 20
- Northstar California: Friday, November 20
- Palisades Tahoe: Wednesday, November 25
- Sugar Bowl: Friday, November 27
- Boreal Mountain: November 27
- Diamond Peak: Thursday, December 3
- Kirkwood: Friday, December 4
As of mid-October, Sierra-at-Tahoe had not posted a date yet. Mt. Rose, which has the highest base elevation at the lake at 8,260 feet, was the first Tahoe resort to fire up its snowmaking during the October 12 cold snap. Check its website for the latest opening plan.
Why the Dates Can Move
Last winter was a good reminder that the calendar doesn't make snow. Palisades Tahoe opened over Thanksgiving week with very limited terrain, and its famous KT-22 didn't open until December 30, 2025.
Homewood closed early on March 18, 2026, because of poor snow conditions. So plan for the targets, but stay flexible.
Is a Big Winter Coming?
Skiers are watching the developing El Niño pattern closely, hoping it steers deep storms toward the Sierra. I covered what forecasters are saying in my recent post on the Super El Niño outlook (linked below). The bottom line for owners: prepare for a big winter, and you'll be ready for any winter.
What's New at Homewood Mountain Resort This Winter?
Homewood, the West Shore's lakeside ski area just south of Tahoe City, is in the middle of a major transformation. Its general manager called it "the start of the revitalization of the West Shore."
The New 8-Passenger Gondola
A new 8-passenger gondola is replacing the 1966 Madden Chair. It will carry guests up to the future Mid-Mountain Lodge site and move beginner terrain roughly 1,000 feet higher up the mountain, with lake views.
According to the resort, the top and bottom terminals are in place and all towers and the haul rope are installed. Cable work is listed as in progress, with gondola cars "coming soon." The target is winter 2026–27, and local reporting in March pointed to roughly December 2026.
Better Snowmaking
Homewood is also adding a new energy-efficient snowmaking system aimed at the lower mountain. The resort says it produces 30% more snow per kilowatt-hour, which matters a lot on a lake-level hill in a thin early season.
Chalets, a Village and Local Perks
The Tahoe Regional Planning Agency approved Homewood's Master Plan amendment on January 22, 2025. The plan calls for a Mid-Mountain Lodge, a village with an ice rink and a grocery store, a boutique hotel and on-site residences.
In March, the resort said the first chalets, the first phase of the village, were expected to go on sale later in 2026, with pricing not yet set. The plan also includes a "True Local" season pass at 35% off for full-time West Shore residents and a proposed seven-day neighborhood shuttle between Tahoe City and Homewood.
What Does the Ski Season Mean for West Shore Real Estate?
Ski access has always been part of the West Shore's quiet appeal. A gondola, a lodge and a walkable village could make Homewood a far more complete four-season destination.
For Homeowners
New amenities close to home tend to add everyday lifestyle value, from a closer grocery stop to an easier ski day with the kids. Keep an eye on construction updates and any traffic or parking changes near the base area as the project grows.
For Buyers
Early winter is a smart time to tour. You'll see how a home handles snow, how steep the driveway really is, and how long it takes to reach the lifts. If new-construction chalets at Homewood interest you, ask early about HOA structure, timelines and what's included.
For Sellers
Ski-season buyers are often motivated, especially second-home buyers who fall in love with a weekend on the mountain. A home that shows warm, clear and winter-ready makes a strong first impression. Highlight your distance to Homewood, Palisades Tahoe and Northstar in your listing.
For Vacation Rental Owners
If you rent your West Shore home short-term, confirm your Placer County permit is current and your parking plan works in snow. Guests should know the winter parking rules before they arrive.
What Are the Winter Parking Rules in Tahoe City and Homewood?
This one catches visitors and new owners every year. In unincorporated Placer County, which includes Tahoe City and Homewood, parking on roadway shoulders is prohibited from November 1 to May 1.
Vehicles parked illegally may be ticketed, fined or towed. The rule keeps plows moving and protects cars from snow removal equipment.
One more tip from the county: don't assume the outside edge of the snow berm marks the edge of the road. Crews clear snow out to the roadside stakes, so keep cars, bins and anything you love clear of that zone.
How Should You Winterize a Lake Tahoe Home?
Frozen pipes are one of the most expensive and avoidable winter headaches in the mountains. Local utility guidance offers a simple game plan.
For Full-Time Homes
- Disconnect and drain garden hoses.
- Insulate exposed pipes and faucets, and seal gaps around pipes and the foundation.
- Shut off and drain irrigation systems early.
- Find your home's water shut-off valve and keep it clear of snow all winter.
For Second Homes and Rentals
- Close the main water shut-off before you leave and drain the lines.
- Open interior doors and the cabinet doors under kitchen and bath sinks so warm air circulates.
- Keep the thermostat at 65°F, the setting the Insurance Information Institute recommends for unoccupied homes.
Your Lake Tahoe Ski Season Homeowner Checklist
- Book snow removal and roof-snow service now, before the calendars fill up.
- Mark your driveway edges and any landscaping, hydrants or utilities with tall stakes.
- Move vehicles, trailers and boats off the road shoulder before November 1.
- Locate and test your main water shut-off, and keep it accessible.
- Disconnect hoses and drain irrigation lines.
- Set thermostats in second homes to at least 65°F and ask a neighbor or manager to check on the house after cold snaps.
- Service your furnace and check smoke and carbon monoxide detectors.
- Clear about three feet around the nearest fire hydrant after storms.
- Update rental guests on parking rules, chains and road conditions.
- Review your homeowners insurance for winter-related coverage with your agent.
The Wrap-Up: Get Ready, Then Go Ski
The Lake Tahoe ski season 2026 is shaping up to be an exciting one, especially on the West Shore. Opening days are set, the first flakes have fallen, and Homewood's gondola is on track for this winter.
A little prep now means more powder days and fewer surprises later. Whether you're thinking about buying near the slopes, selling a ski-season favorite, or just want to know what your home is worth, I'd love to help.
