South Lake Tahoe Development 2026: Gurney's Lakefront Resort, Ski Resort Upgrades and New Construction Shaping the South Shore

South Lake Tahoe Development 2026–2027: How Gurney's Lake Tahoe Resort & Spa, Heavenly, Kirkwood and Sierra-at-Tahoe Upgrades, and New City Projects Affect Homeowners, Buyers and Sellers

By Crystal Bauer, Certified Luxury Realtor® | eXp Realty

South Lake Tahoe development in 2026 is moving fast, and the South Shore is getting a noticeable refresh. A luxury resort brand is transforming a lakefront property, the ski resorts are gearing up for a milestone season, and the city has been busy with roads, paths and shoreline work.

If you own property on the South Shore, or you've been thinking about buying here, these changes are worth a closer look.

New amenities, better walkability and stronger resort offerings all shape how a community lives, and how buyers see it.

Here's a friendly, plain-language rundown of what's happening and what it could mean for you.

What Is Gurney's Lake Tahoe Resort & Spa?

This is the headline project for South Lake Tahoe development.

In November 2025, Gurney's Resorts announced it had acquired The Beach Retreat and Lodge, a waterfront property in South Lake Tahoe. The resort will be renamed Gurney's Lake Tahoe Resort & Spa after a comprehensive, multi-year renovation.

It will be the brand's first West Coast property and a sister to Gurney's Montauk Resort & Seawater Spa in New York.

What's Planned at Gurney's

Based on the company's announcement and recent trade coverage, plans include:

  • Roughly 200 renovated rooms and suites (reported as 206 in the original announcement and 204 in an August 2026 report)
  • A 7.6-acre site with about 500 feet of lakefront
  • A 1,000-foot marina with public access to what's described as the lake's oldest and longest pier
  • A new spa with a gym, five treatment rooms and a pool
  • About 8,120 square feet of indoor and outdoor meeting space
  • New dining, including an Italian restaurant, a coffee and pizza spot, and a pier-side restaurant
  • A beach club and a year-round fire pit

When Will Gurney's Open?

Gurney's has said the resort will debut in spring 2027. An August 2026 report from Meetings Today put the reopening in June 2027.

As with any major renovation, timing can shift, so it's worth watching for updates.

What Else Is New on the South Shore?

Gurney's isn't the only change. Snowsports News highlighted several other South Lake Tahoe additions in September 2026.

  • The Iceberg Tahoe opened in January 2026 near Heavenly Village, with a sunken outdoor lounge, fire pits and a year-round heated spa.
  • Caesars Republic Lake Tahoe now runs its High Dive Pool + Lounge year-round and added a live-music bar, Tessie's Cocktails & Chords.
  • Heavenly's Gondola Bike Haul gives mountain bikers gondola access to the new 3.5-mile Panorama Trail.
  • Lake Link, the free app-based microtransit shuttle, has expanded its service area and runs 365 days a year.

Put together, these upgrades add year-round appeal. That matters for full-time residents, second-home owners and anyone thinking about rental demand.

What's New at South Lake Tahoe Ski Resorts for 2026–27?

Winter is the heartbeat of the South Shore, and all three nearby resorts have news.

Heavenly Mountain Resort

Vail Resorts announced in August that Heavenly is scheduled to open November 20, 2026, conditions permitting.

According to Visit Lake Tahoe, Heavenly's reservation-based parking continues this winter, and the Toyota Air and Après event is tentatively set for March 5–7.

Kirkwood Mountain Resort

Kirkwood is scheduled to open December 4, 2026. Its reservation-based parking program continues, and favorite events like the Banked Slalom, Slush Cup and New Year's Eve celebration are expected to return.

Sierra-at-Tahoe Turns 80

Sierra-at-Tahoe is celebrating its 80th season, with an anniversary celebration planned around its original opening date of December 21.

The resort says it has completed its multi-year reforestation after the Caldor Fire, planting more than 60,000 saplings, including about 40,000 this summer. The trees are clustered to support tree skiing and help wind-harden the mountain.

Other updates from Sierra include:

  • A new mobile app launching in November with an interactive trail map, leaderboards and rewards
  • Weekend and holiday parking reservations, free for passholders and for cars with four or more people, and $25 for cars with three or fewer
  • An opening day set for as soon as snow allows, typically late November to early December

Which City Construction Projects Are Shaping South Lake Tahoe?

Behind the headlines, the City of South Lake Tahoe has been investing in the everyday infrastructure homeowners notice most: streets, sidewalks, paths and the shoreline. Here's a closer look, based on the City's July 2026 project update reported by South Tahoe Now.

$3.6 Million in Road Repairs

The City's 2026 road rehabilitation project repaves Johnson Boulevard and several Al Tahoe neighborhood streets. Work was scheduled from late June through August, and Johnson Boulevard paving was complete by mid-July.

The $3.6 million project is paid for with state road funds (RMRA SB-1), the City's voter-approved Measure S, and utility in-lieu fees.

A separate sealing project, about $700,000 funded by Measure S, covers Pioneer Trail from US 50 to Larch Avenue, Al Tahoe Boulevard and Eloise Avenue.

Pioneer Trail Phase 2: Sidewalks, Lighting and Bus Shelters

Pioneer Trail is one of the South Shore's busiest neighborhood corridors. Phase 2 adds sidewalks, pedestrian lighting and bus shelters between Larch Avenue and Ski Run Boulevard.

Construction began in 2025 and is scheduled to wrap up at the end of the 2026 construction season.

For nearby homeowners, safer walking routes and better transit stops are the kind of improvements buyers notice.

El Dorado Beach Shoreline Project

At El Dorado Beach, next to Lakeview Commons, temporary plastic sandbags have protected the shoreline since 2018. The City is replacing them with a permanent shoreline of boulders, cobble and sand in three phases:

  • Phase 1: Beach replenishment, with sand added in May and June 2026
  • Phase 2: Removing the sandbags, installing rock and backfilling with sand, planned for September 2026 if bids and funding allowed
  • Phase 3: Further improvements, not yet funded and pending studies and regulatory discussions

In late July, the City filed a state environmental notice for Phase 2. It describes replacing the sandbags with a permanent revetment of natural materials to stabilize the shoreline, address a public safety concern and reduce erosion and sediment entering the lake.

Greenbelt, Bike Path and Stormwater Upgrades

  • Tahoe Valley Greenbelt Phase 2: Drainage and water quality work, play structures, paths and lighting behind The Crossing, expected to finish in September 2026
  • Bijou Park Connector: A Class 1 bike path linking the Dennis Machida Memorial Greenway to the path at Al Tahoe and Johnson Boulevards, completed in June 2026
  • Upper Bijou Park Creek restoration: A multi-part watershed project, with a meadow (SEZ) enhancement planned for August and September 2026
  • Storm drain and pipe work: Planned repairs in the Tahoe Keys, on Vanda Lee Way and along US 50, pending funding

Some phases depend on bids and funding, so timelines may change. Still, the direction is clear: safer streets, better paths and a healthier shoreline.

New Workforce Housing on Lake Tahoe Boulevard

Housing is part of the story, too. A 75-unit affordable workforce housing development is planned on a City-owned lot at 3900 Lake Tahoe Boulevard.

The project is a partnership between the City and NCD Lake Tahoe, LP, and includes two live/work units with attached storefronts.

In February 2026, South Tahoe Now reported $1 million in federal Community Project Funding for construction, secured by Rep. Kevin Kiley. A construction schedule hasn't been announced.

Workforce housing helps local businesses, resorts and services stay staffed. That supports the quality of life every homeowner enjoys.

What South Lake Tahoe Development Means for Owners, Buyers and Sellers

For Homeowners

Investment in a community tends to raise its profile. A luxury brand like Gurney's, new trails and better transit can make the South Shore more appealing year-round.

It's also wise to stay informed. Construction, parking reservations and event traffic can affect day-to-day life, especially near Stateline, Heavenly Village and the lakefront.

For Buyers

If you're shopping on the South Shore, think about how these projects fit your lifestyle:

  • How close is the home to Heavenly, Lake Link stops or the new bike paths?
  • Will nearby construction or resort traffic affect you?
  • Do you plan to rent the home? If so, check current local short-term rental rules first.
  • Does the neighborhood benefit from recent road and sidewalk work?

For Sellers

New amenities give you fresh talking points. Proximity to upgraded trails, transit, the lakefront and the ski resorts can be a real draw.

Highlight what's walkable, what's new nearby and how the home fits a four-season lifestyle.

Your South Shore Homeowner Checklist for Winter 2026–27

  1. Note the opening dates: Heavenly on November 20 and Kirkwood on December 4, with Sierra-at-Tahoe opening when snow allows
  2. Make parking reservations early if you ski on weekends or holidays
  3. Download the Lake Link app for free rides around the South Shore
  4. Check the City's project updates for construction near your street
  5. Follow Gurney's updates if you own near the lakefront
  6. Review short-term rental rules before listing your home for the season
  7. Schedule winter maintenance on roofs, gutters and heating systems
  8. If you're thinking about selling in 2027, start planning your timing and updates now

The Bottom Line on South Lake Tahoe Development

South Lake Tahoe development in 2026 is bringing a polished lakefront resort, a milestone ski season and steady neighborhood improvements.

For owners, these changes add year-round appeal. For buyers, they're a reason to look closely at location and lifestyle. And for sellers, they're new reasons to tell your home's story.
