West Reno New Development 2026: What Toll Brothers' Quilici Community in Verdi and the I-80 Corridor Mean for Buyers and Homeowners

West Reno New Development 2026: Quilici Home Prices, the Approved 1,225-Home Master Plan, the Robb Drive Freeway Parcel and What It All Means for Northwest Reno and Verdi Real Estate

West Reno new development is one of the biggest real estate stories of 2026. If you've driven I-80 toward Verdi lately, you've probably seen the grading crews south of the freeway.

That work is part of Quilici, a Toll Brothers master-planned community approved for about 1,200 homes in the Verdi foothills.

Here's what's planned, what's already for sale, and what it could mean for buyers and owners in Verdi, Somersett, Mae Anne and the rest of northwest Reno.

What Is Being Built South of I-80 in West Reno?

In May, News 4's "Ask Joe" answered a viewer question about all the construction south of I-80 near Garson Road. According to the City of Reno, it is the Santerra-Quilici development by Toll Brothers.

The city said plans call for 1,225 homes and apartments, along with parks, trails and a school site. At the time, crews were grading the land.

Toll Brothers did not say when homes in that area would go on the market or what they would cost.

Where Exactly Is It?

The developer's 2020 project description places the site south and east of I-80, southwest of the Boomtown Garson Road overpass. The Truckee River and a rail line run along its western edge, and the California state line is about half a mile away.

News 4 described the area as being near Robb Drive. The project documents themselves place it in Verdi, near Garson Road, farther west along I-80 than the Robb Drive interchange.

How Big Is the Quilici Master Plan?

The 2020 application gives a sense of the scale. Plans and numbers can change as a project moves through final maps, so treat these as the original proposal:

  • About 1,127 to 1,165 acres in total (figures vary across documents).
  • 1,225 single-family homes spread across several "villages," with room for up to 266 future multifamily units.
  • More than 60 percent open space, according to the application.
  • A 10.55-acre school site for the Washoe County School District, next to a community park.
  • An 18-acre regional park site set aside for the City of Reno.
  • About 10 acres of neighborhood commercial near the main entrance.
  • A secondary road planned to connect down to South Verdi Road.

When Was the Quilici Development Approved?

The Reno City Council approved the project on March 24, 2021, in a 5–2 vote, according to Washoe Residents for Appropriate Planning, a neighborhood group that opposed it.

The approval covered the master plan amendment, the zoning change, and the tentative map and special use permits. It followed appeals from both neighbors and the developer after a Planning Commission hearing in December 2020.

What Concerns Were Raised?

Neighbors raised traffic and freeway access, wildfire risk and evacuation, steep-slope grading, school and fire station funding, and impacts on wildlife and rural Verdi.

According to the same group's summary, commitments discussed at approval included a per-home fee toward a fire station, fire sprinklers in homes, secondary access before residents move in, and intersection improvements near the Boomtown on-ramp.

Supporters pointed to new housing, parks, open space and a school site for a growing region. As with most large projects, there are thoughtful voices on both sides.

What Do New Homes at Quilici Cost?

Toll Brothers opened its first Quilici collections for sale in September 2025 and held a model home grand opening for its Palovista Collection in April 2026.

As listed on the Toll Brothers website in late October 2026:

  • Palovista Collection: single-family homes of about 2,405 to 4,234+ square feet, priced from $906,995.
  • Treeside Collection: single-family homes of about 3,319 to 4,821+ square feet, priced from $1,174,995.
  • Quick move-in homes: listed from $940,000 to $1,425,000.

Toll Brothers describes three-car garages, one- and two-story plans, and options such as multigenerational suites and RV garages. Pricing and availability change often, so always check the builder's current list.

Community Amenities

The builder lists walking and biking trails, a future park and a lifestyle director. It also describes a planned clubhouse of about 12,000 square feet with indoor pickleball, a fitness center and golf simulators.

The clubhouse is listed as a future amenity, and no opening date has been announced.

What About the Robb Drive Parcel Along I-80?

A second, separate site sits right on the freeway in the 89523 area. S3 Development says it secured an 85.2-acre parcel next to I-80 at Robb Drive and had it up-zoned to Suburban Mixed Use. Before that, it was zoned for about one home per acre.

S3's plan called for about 750 multifamily units and roughly 140,000 square feet of freeway commercial.

S3 says it later sold the land to the adjacent landowner. I couldn't find a current, confirmed construction timeline or builder for this parcel, so watch for future City of Reno filings.

What Does West Reno New Development Mean for Buyers, Sellers and Homeowners?

For Buyers

New construction gives buyers more choice in the $900,000 to $1.4 million range in west Reno. You get modern floor plans, energy-efficient systems and builder warranties.

Before you sign, compare HOA dues and rules, special assessments, commute times and lot orientation. Also ask how and when the clubhouse, parks and school site will be delivered.

For Sellers

If you own a resale home in Verdi, Somersett or Mae Anne, new builds are part of your competition. Builders often offer rate buydowns and incentives.

Resale homes can stand out with mature landscaping, established neighborhoods, no construction nearby and faster move-in dates. Smart pricing and great presentation matter more than ever.

For Nearby Homeowners

Growth can bring new parks, trails, shopping and services over time. It can also bring construction traffic and more cars on I-80 and local roads.

After this summer's Hawk Fire, wildfire evacuation has become a bigger part of every development conversation in northwest Reno. Staying informed and attending public meetings is the best way to have a voice.

Your West Reno New Development Checklist

  1. Visit the Quilici sales centers and compare current base prices, lot premiums and incentives.
  2. Ask for HOA budgets, CC&Rs and any special assessment information in writing.
  3. Confirm which schools serve the address with the Washoe County School District.
  4. Drive the commute at rush hour, including I-80 and the Garson Road interchange.
  5. Review wildfire preparedness and evacuation routes for the neighborhood.
  6. Ask about homeowners insurance before you write an offer.
  7. Have new construction inspected independently, before drywall and at final walk-through.
  8. Watch City of Reno agendas for future final maps and the Robb Drive parcel.
  9. Compare new builds with nearby resale homes in Somersett, Mae Anne and Verdi.

The Bottom Line on West Reno Growth

West Reno is changing, and Quilici is a large new community on the city's western edge. For buyers, that means more options. For owners, it means staying informed about what's coming next door.
